My style leans most closely towards French Provincial Farmhouse. I’ve chosen items that are repetitive, harmonious, and balanced which helps the house feel pulled together and cohesive. Interior design and interior decorating are often mistaken for the same thing, but the terms are not completely interchangeable.
Because connecting to nature is so important with the coastal interior design style the addition of indoor plants is a must-have. When you look at interior design styles throughout history contemporary interior design is the one style that is always evolving. The contemporary design style will most likely continue to change over the course of the twenty-first century. This unique interior design style borrows from various time periods which creates an environment fit to last a lifetime. The shabby chic interior design style originated in the 18th century and transformed into the vintage-loving style it is today. Vintage furniture has always been at the core of shabby chic interior design.

Another smart way to capture natural light is by installing an option like Sun Tunnel skylights. With their low-profile design, they create a sleek appearance, and installation is also quick and easy. Choosing a color palette is an essential part of interior design. While you could have a different style and color scheme in each room, often you will want to tie the whole dwelling together. Consider the right colors for a small room as well as colors and patterns for a large room.
Look for subtle patterns that pull in hints of the deeper hue to bring the look together or simply coordinate shades from complementary color families. Decorating with deeply saturated colors can be intimidating. Explore these ideas to welcome more bold colors into your home and create inviting spaces for living and entertaining. If your curtains aren’t reaching the floor, and placed close to the ceiling, then you might want to consider changing out your existing ones.
The industrial interior design style loves the art of exposed pipes and beams. Materials like brick and concrete are a great way to give the space a lot of character. You won’t hear the words “soft” or “intimate” used when describing this unique interior design style.
If the trend in wall colors is gray and you don’t love gray (I don’t love gray), you have my permission to not use any gray anywhere in your home. Choices of artwork can be important for a room, but equally consider how you display it. A common mistake people make is hanging a chandelier too high or close to the ceiling. Drop it low enough that it brings light into the room and is noticed.

Also be sure to hang your curtain rods floor to ceiling to give the illusion of taller ceilings. Designers often talk about adding pops of color to bring together a palette, but there are no real rules about where those color enhancements can or should be. Keep rhythm in mind with repeating elements of the same color, texture, or pattern, and a progression of sizes or colors.
No matter what anyone says, at the end of the day your home reflects you and your lifestyle. Sometimes I still hit this wall – I’ve got an area I want to work on but I’m just not inspired to get it done. A great designer will break the rules to make a room look amazing and we’ll all be in awe.

It’s a great big world out there and that’s why there are so many styles to pick from. If we don’t know how we want to live, no amount of stuff can make a house feel homey. An often overlooked but essential component of the design is the furniture. Creating a colorful, inviting room doesn’t stop with the walls and floors; what’s in the room can bring the colors to life. Think of the space and all its contents, not just the architectural components, as your canvas for creating the space you envision. If you’re hesitant to invest in a pricy couch in a trendy hue, a compromise might come in the form of a richly colored accent table or chair.

Another reason to own a HRM is to keep an eye on your resting heart rate with a device that can automatically record it for you. However, to find one that’s right for you, it’s important to think about which metrics you’re interested in and what type of monitor you need. If you have a heart condition, you may wish to use a medical-grade ECG monitor. However, many of these devices require a healthcare professional, such as a home-care nurse, to use and read them. Home or personal-use ECGs, which are a type of consumer electronics, typically have sensors built into them.
Usually, with chest straps, you have to rely on a connected tracker to see your heart rate numbers. You can read it by feeling your pulse with two fingers and counting it. You can also read it using a free app and a smartphone camera. It's easy to read resting heart rate with or without a device, as well as compare data across methods. If you need highly accurate heart rate data to help with your training, a chest strap may be a better option.

If you have a pacemakerand feel dizzy, your doctor may use a Holter monitor to find out if your pacemaker is working properly. You’ll also want to think about any additional features you might need. For example, some of the monitors on our list offer features designed for swimmers or cyclists, such as water resistance, GPS navigation, and internal memory for offline workouts.

The armband is also equipped with internal memory that stores up to 13 hours of training time. If your heart rate is 80 when it should be closer to 60, that's a potential concern. The point is that a fine degree of accuracy isn't important for most consumers. As there are several devices to choose from, be sure to consider factors such as your budget and intended use to find the heart rate monitor that’s right for you. For example, some monitors only keep an eye on heart rate, while others offer additional fitness metrics, such as stride length, cadence, or blood pressure. The Wahoo TICKR X uses integrated electrode sensors to track heart rate, indoor cycling cadence, treadmill distance, and pace. It’s compatible with ANT+ and Bluetooth and easily connects to fitness apps, stationary bikes, and GPS bike computers.

Don't take the Holter monitor off — it must be worn during the entire recording period, even while sleeping. The technician first attaches the electrodes to your chest. If you have a hairy chest, he or she may shave some hair off to attach the electrodes firmly. It also tracks daily steps, stress levels, and sleep data, and you have the option to set up reminders so you can stay on schedule and meet your goals. Heart rate training zones are helpful because they let you know if you need to kick the intensity up a notch or tone it down if you’re pushing yourself too hard. Make sure there’s no clothing between the ECG sensors and your skin.
Similarly, when people use their heart rate for training and exercise, the exact number of beats per minute matters less than the heart rate zone. The point, again, is that knowing the exact number of beats per minute isn't as important as knowing the reading falls within a general range. The Polar OH1 is an optical armband heart rate monitor rather than a chest strap, and is one of the better devices in the category. Your heart rate is how many times your heart beats per minute. Your pulse rate is how many times per minute your arteries expand because of your heart beating. Measurements from the arm and wrist are more difficult because those body parts can swing rapidly during activity, thus creating noisier data.

The monitor points out potential dangers for you, as well, like what happens with your heart when you are driving a car or going up the stairs. Some of the advanced portable monitors allow you to take a reading before and after key events like exercise or going to sleep. Each time you measure, take two or three readings one minute apart and record the results using a printable tracker. If your monitor has built-in memory to store your readings, take it with you to your appointments. Some monitors may also allow you to upload your readings to a secure website after you register your profile. For the most part, the greatest concern is an allergy you might have to some of the materials that make up the band or the device itself.

Home monitoring (self-measured blood pressure) is not a substitute for regular visits to your physician. You should call your healthcare provider if you notice that your heart rate is unusually fast or slow. For adults, that means slower than 60 beats per minute or faster than 100 beats per minute while you’re resting .
These machines are meant to enhance the information your doctor can use to manage your condition, but they are not a replacement for regular medical care. Your doctor can use a medical-grade, 12-lead ECG to observe subtle changes in your heart rhythm to diagnose both new and old cardiac events. If you’ve ever had an ECG reading at your doctor’s office, you know that you have to be very still while the device measures your heart rhythm.

There is one more use of heart rate data, and here, accuracy does matter more, but it's a different kind of accuracy. Heart rate recovery, or how quickly your heart rate decreases after intense activity, is a great measurement of one's health and fitness. In our testing, chest straps are much more accurate than optical heart monitors for this kind of reading. Optical monitors tend to lag slightly when it comes to detecting rapid heart rate change. Is it enough of a difference to matter to the typical consumer?

While many of these devices can provide an immediate reading, it’s important for a doctor to be involved in caring for and monitoring any heart conditions you may have. Some can deliver an ECG reading while others can only record minimal heart data or create alerts for abnormal rhythms. One of the more common portable electrocardiography devices is the Holter monitor, something that has been around for decades. The old-school machines used reel-to-reel tapes to record cardiac data. Today, Holter monitors are more sophisticated with high-tech features like flash memory.
Most home ECG monitors cannot accurately detect a heart attack. Instead, these devices detect abnormal heart rates and rhythms that could be a precursor to a number of cardiac events. A single high reading is not an immediate cause for alarm. This is considered the most reliable and accurate way to diagnose the condition and to tell what type of atrial fibrillation you have when you’re at home or on the go. These devices, many of which clip onto a finger, also use the optical detection method. They’re common in hospital settings, but you can also get portable, battery-powered versions of these devices for personal use.

The Regional Stay at Home Order would be in effect for 3 weeks after the trigger and instructs Californians to stay at home as much as possible to limit the mixing with other households that can lead to COVID-19 spread. It allows access to critical services and allows outdoor activities to preserve Californians’ physical and mental health. This limited closure will help stop the surge and prevent overwhelming regional ICU capacity.

Statewide, more than 900 people have contracted the virus and 19 have died. Newsom's office projected the virus will infect more than half of Californias within two months, according to a letter he sent to President Trump on Wednesday where he said the state has been disproportionality impacted. The Governor signed anexecutive orderthat creates a time-limited rebuttable presumption for accessing workers’ compensation benefits applicable to Californians who must work outside of their homes during the stay at home order. The state is also now asking residents to cancel all upcoming travel plans amid a worrisome holiday season. Constantine said that Kern’s ICU capacity has held steady as of late at around 20 percent. Still, since the new order is divided into large regions Kern is lumped in with multiple counties like Tulare, Fresno, and others. California will move into Stage 2 of modifying the state’s stay at home order on May 8, 2020.
Governor Gavin Newsom issues new stay at home order
Of course, Newsom does not know how many Californians will contract the virus, whether they be homeless or those who have a home. He is simply guessing, sort of like someone who guesses which team will win the Super Bowl. This would seem to contradict his underlying assumption that Californians are safer being confined in their homes than if they left their homes. After all, a person who is “homeless,” is, by definition, not inside of a home. “I don’t believe the people of California need to be told through law enforcement that it’s appropriate just to home isolate,” he said.
The state recognizes the impact of economic hardship, but the risk of COVID-19 infection is still real for all Californians and continues to be fatal. Newsom asked Trump to dispatch the USNS Mercy Hospital Ship to the Port of Los Angeles through Sept. 1 to help with the influx of expected cases. A spokesman for the governor later on Thursday clarified, saying the 25.5 million cases represented a worst-case scenario without mitigation efforts such as business closures and shelter-in-place orders.

SACRAMENTO – Governor Gavin Newsom today took action to lift pandemic executive orders as the state movesBeyond the Blueprintnext week to fully, safely reopen. That includes terminating the Stay-at-Home Order that was implemented early in the pandemic to protect Californians and retiring the Blueprint for a Safer Economy. Effective June 15, restrictions such as physical distancing, capacity limits and the county tier system will end. In the letter to Trump seeking the hospital ship, Newsom said California’s infection rates are doubling every four days in some areas and that 56% of the state’s population could contract the virus in the next eight weeks, which would be more than 22 million people. He later said the “overwhelming majority won’t have symptoms” and will be fine but that up to 20% could be hospitalized. On Monday, the state pulled an emergency brake in the Blueprint for a Safer Economy putting more than 94 percent of California’s population in the most restrictive tier.
“I can assure you home isolation is not my preferred choice, I know it’s not yours, but it’s a necessary one,” Newsom said at an evening news conference streamed on social media. But, Ghaly warned, if the surge does not stop, “All tools are on the table. We will expose further restrictions” if the tide cannot be turned. Ghaly said that, because of the increased prevalence of the virus, activities we did a month ago are now more dangerous. Los Angeles County Sheriff Alex Villanueva issued a statement via Twitter Thursday night saying he is aware of the order, but will largely rely on the public to comply voluntarily.
California Health Officials Announce a Regional Stay at Home Order Triggered by ICU Capacity
Sadly, Governor Newsom is probably correct that he will face little opposition to his dictate that his fellow Californians stay inside their homes, whereas under normal circumstances they would be much less likely to comply. But, once this precedent has been set, it will be used to argue for doing other things that are supposedly in the public’s interest, regardless of what rights are trampled. This story has been corrected to show that Newsom said up to 20% of people infected by coronavirus, not 20,000 people, could be hospitalized. Most people recover — those with mild illness in about two weeks, while those with more severe illness may take three to six weeks, according to the World Health Organization.
A subset of provisions that facilitate the ongoing recovery – such as the provision allowing pharmacy technicians to administer vaccinations as the state continues to vaccinate millions of eligible Californians every week – will remain in place. As of the weekend, California has had more than 3.1 million confirmed COVID-19 cases and 36,790 deaths, according to the state's public health website. During the weekend, San Francisco Bay Area ICU capacity surged to 23% while the San Joaquin Valley increased to 1.3%, its first time above zero. The huge Southern California region, the most populous, remains at zero ICU capacity. When the population feels desperate, that is the time when they are most willing to surrender their civil liberties.

Republican Supervisor Kathryn Barger said the state must balance public health with "devastating social, emotional and economic impacts of this virus." Early last year, the state developed a system of color-coded tiers that dictated the level of restrictions on businesses and individuals based on virus conditions in each of California's 58 counties. Most counties will now go back to the most restrictive purple tier, which allows for outdoor dining, hair and nail salons to be open, and outdoor church services. Newsom imposed the stay-at-home order in December as coronavirus cases worsened. Under the system, a multi-county region had to shut down most businesses and order people to stay home if ICU capacity dropped below 15%.
According to state health officials, they include dine-in restaurants; bars, nightclubs and other entertainment places where people gather, along with gyms and fitness studios. SACRAMENTO (CBS SF/AP) -- Stating that the people of California need to do more in the face of the growing coronavirus pandemic, Gov. Gavin Newsom Thursday evening announced a statewide stay-at-home order to reduce the threat of COVID-19. The change will allow businesses such as restaurants to resume outdoor operations in many areas, though local officials could choose to continue stricter rules. Starting Saturday, all non-essential work, movement, and gatherings must cease between 10 p.m. The move comes only days after the state-imposed restrictions limiting business operations in those 41 counties, which have the most significant increases in virus cases. SACRAMENTO – As California prepares to enter Stage 2 of the gradual reopening of the state this Friday, Governor Gavin Newsom today announced that workers who contract COVID-19 while on the job may be eligible to receive workers’ compensation.

The move, the most sweeping by any state so far, was an exclamation point at the end of a week of increasingly aggressive moves meant to keep the virus in check by forcing people to stay away from each other as often as possible. In fact, Newsom’s office confirmed to Deadline late Thursday that film and TV production is exempt from the order, as the entertainment industry’s workers are considered essential. The Governor also signed anexecutive orderthat waives penalties for property taxes paid after April 10 for taxpayers who demonstrate they have experienced financial hardship due to the COVID-19 pandemic through May 6, 2021. Additionally, the executive order will extend the deadline for certain businesses to file Business Personal Property Statements from tomorrow to May 31, 2020, to avoid penalties. The state says it’s using a regional system, in part, because that’s how hospital systems work.

California Secretary of Health and Human Services, Dr. Mark Ghaly, explained how a region would transition back after the potential three-week order. Constantine said, according to the new order, all gatherings with people outside of your household would also be included in those restrictions, along with indoor and outdoor playgrounds. On Thursday, state officials introduced some of the most aggressive virus-fighting moves they’ve made since March but only to certain regions. The new order applies to regions in the state that are getting hit hardest by the pandemic during this winter. Warehouse workers should clean delivery vehicles and equipment before and after delivery, carry additional sanitation materials during deliveries, and use clean personal protective equipment for each delivery stop. Retailers should increase pickup and delivery service options and encourage physical distancing during pickup – like loading items directly into a customer’s trunk or leaving items at their door.

As California Fully Reopens, Governor Newsom Announces Plans to Lift Pandemic Executive Orders
COVID-19 case rates increased by approximately 50 percent in California during the first week of November. As a result, Governor Newsom and California’s public health officials have announced a list of measures to protect Californians and the state’s health care system, which could experience an unprecedented surge if cases continue their steep climb. Late last week, the state issued a travel advisory, along with Oregon and Washington, urging people entering the state or returning home from travel outside the state to self-quarantine to slow the spread of the virus. The travel advisory urges against non-essential out-of-state travel, asks people to self-quarantine for 14 days after arriving from another state or country, and encourages residents to stay local. Late last week, the stateissued a travel advisory, along with Oregon and Washington, urging people entering the state or returning home from travel outside the state to self-quarantine to slow the spread of the virus. Today the California Department of Public Health released anew state public health officer orderthat goes into effect on June 15.
Actually, Californians should not be surprised at such an order by the government they have freely elected. Over the past generation, Californians have turned increasingly to politicians who have little regard for the free market or any other sort of freedom. On the contrary, their governors and legislatures have increasingly intruded themselves into the personal lives of their citizens, insisting that they have the right to command the general population on a wide range of issues. If Californians cannot leave their homes, then how are they supposed to make a living to pay for groceries? Certainly, grocery stores can deliver groceries, and they can sell those groceries on credit, and even give away some products, but at some point, they will have to have some money to continue to operate.

It is the third hardest hit state in the U.S., behind Washington state which has 1,376 cases as of 6 p.m. California Gov. Gavin Newsom on Thursday issued a statewide order for all residents to 'stay at home' amid a coronavirus outbreak. On Wednesday, Newsom directed $150 million to go toward local governments for emergency housing and shelter support for homeless individuals. San Francisco officials on Monday ordered the country's first "shelter in place" order. Newsom's order came just after Los Angeles County officials announced a near-lockdown of the county, affecting 10 million residents who were urged to stay home except in cases when they need to go outside for essential needs. Public events have been canceled and bars, dine-in restaurants, gyms and clubs will be closed.
That puts the two-day average of new cases at 4,500, a number which, if it continues for 5 days, will result in local lockdown measures in L.A. People will still be allowed to perform essential tasks like walking their dog, picking up prescriptions at the pharmacy or getting takeout at restaurants, according to a source in the Newsom administration. For example, restaurants will have to close up their outdoor dining by 10 p.m. The state recorded a near-record number of daily COVID cases on Thursday, at 11,478. The state’s 7-day average of new daily cases now stands at 9,665. The number of patients hospitalized in the state rose on Thursday to 5,319, a 4.5% jump in just one day.

Although it is appealing not to pay a down payment, sellers may be reluctant to work with a buyer who doesn’t cover some upfront costs. However, precautions during escrow can mitigate risks for the seller and provide them with some assurances. However, even if you qualify for the VA Eligibility Certificate, that does not mean your lender will qualify you for the loan.
One thing to consider is how much money you can afford to save up for a down payment. Here’s a closer look at the down payment requirements for each type of loan. FHA-insured loans have a maximum loan limit that varies depending on the average cost of housing in a given region.
Benefits Of A VA Loan Vs. Conventional Loan
Most mortgage lenders have maximum DTI requirements, but those requirements vary depending on your specific loan type. Each mortgage product has its own advantages and disadvantages depending on your financial profile and the type of home you want to purchase. We’ll walk you through the differences between these loan types to help you decide which is the best one you can qualify for, and save the most money over time.
This may influence which products we write about and where and how the product appears on a page. Here is a list of our partners and here's how we make money. We believe everyone should be able to make financial decisions with confidence. Some sellers are nervous about accepting VA loans because of the increased home inspection and appraisal criteria.
Mortgage Requirements For VA Loans Vs. Conventional Loans
Homebuyers who need a mortgage and homeowners who want to refinance an existing loan have many options from which to choose. Remember that conventional loans are usually better suited for borrowers with a higher credit score, while FHA and VA loans can be ideal for those with a lower score. FHA offers refinance options, such as a streamline refinance.
However, the requirements for each appraisal will differ based on the rules and regulations set forth by either the Department of Veteran Affairs or the Department of Housing and Urban Development. For more information and any questions, please contact one of our experienced mortgage professionals to help prepare for your upcoming appraisal. This is a common question that many borrowers ask because an appraisal can make or break the deal for their potential home. Lenders will use an appraisal to help determine a home’s actual value based on its condition, location, and any other features it may have. It also helps ensure that the property meets all health and safety standards, which are commonly referred to as the Minimum Property Standards. All of these factors help determine whether or not the home’s contract price is accurate, and it helps the mortgage lender decide if they will give a borrower a loan for that specific property.
Comparing VA Loans to Conventional Loans
Appraisal fees for conventional loans are usually lower, typically ranging from $300 – $400 for a single-family home versus $425 – $875 for a VA appraisal. It’s important to note that appraisal fees for a home being financed with any loan can cost north of $600 or even $2,000 depending on where you live, how big your house is, etc. However, depending on your financial situation and real estate goals, conventional loans may offer numerous advantages. Let’s explore these two mortgages in more detail to help you decide which one better fits your needs as a borrower.
Evaluate the interest rate, closing costs, and the long-term mortgage insurance you must pay. Looking for the loan that costs the least over the term rather than focusing on the monthly payment will give you the best option. Many lenders are approved to make several types of loans, including conventional mortgages and government-backed mortgages such as FHA and VA loans. VA loans are specifically designed to help service members, veterans and eligible surviving spouses become homeowners. They can be used to purchase a property as a primary residence or refinance an existing mortgage. These mortgage loans can be guaranteed with no money down with no PMI requirement.
This charge amounts to between 1.25 – 3% of the total loan cost, depending on the length of the veteran’s service. Other VA loan disadvantages include a cap or maximum loan amount of $417,500 , some restrictions regarding eligible property types and fewer repayment options. If you plan to buy a home, you are undoubtedly considering the various types of loans to finance your purchase. You may also wonder about the differences between VA and conventional loans.
This is considered by many to be the biggest benefit of a VA loan. After all, saving thousands of dollars for a down payment is often the biggest hurdle that would-be homeowners encounter. However, if you have a credit score below 580, you’ll need to put at least 10% down – $20,000 on a $200,000 home. She has won several national and state awards for uncovering employee discrimination at a government agency, and how the 2008 financial crisis impacted Florida banking and immigration. Similar to FHA loans, VA loans are government-backed mortgages that are partially guaranteed by the U.S.

There are several differences between a VA home loan and a conventional home loan. The most significant difference is that VA loans are only available to eligible military service people, veterans, and surviving spouses. On the other hand, conventional loans are available to civilians and the military community.Conventional loan guidelines are also a bit different from VA home loan guidelines.
